1. Introduction

These Terms & Conditions govern your use of the ADSJ Property Compliance website (epc.adsj.co.uk) and the services we provide. By accessing our website or engaging our services, you agree to be bound by these terms. "We", "us" and "our" refer to ADSJ Property Compliance (formerly ADSJ EPC). "You" refers to the user of this website or the client engaging our services.

2. Our Services

We provide domestic Energy Performance Certificate (EPC) assessments, HMO licensing application support, floor plans and property inventories across Reading, Berkshire and the surrounding areas. Full details of each service are available on the relevant service pages of this website.

3. Quotes and Pricing

All quotes provided through our website or enquiry forms are no-obligation estimates based on the information you provide. A final price will be confirmed before work commences. Where third-party fees apply (such as local authority licence fees), these will be clearly identified and are payable in addition to our service charges.

4. Bookings and Appointments

Once a quote is accepted, we will arrange a convenient appointment for assessment or inspection. We require at least 24 hours' notice to reschedule or cancel an appointment without charge. Access to the property must be available at the agreed time; where access is not available, a call-out fee may apply.

5. EPC Assessments

EPC certificates are lodged on the national EPC register by an accredited assessor. The rating and recommendations provided are determined by the assessment methodology and cannot be guaranteed in advance. Certificates are typically valid for 10 years from the date of lodgement.

6. HMO Licensing

Our HMO licensing service covers the preparation and submission of licence applications and associated compliance documentation. We act as your agent in dealing with the local authority. The granting of any licence is at the sole discretion of the relevant local authority, and we cannot guarantee the outcome of an application. Third-party council fees are set by the local authority and may change without notice.

7. Payment Terms

Invoices are payable within 7 days unless otherwise agreed in writing. For HMO licensing and managed compliance packages, payment may be required in stages. Late payment may incur additional charges. We reserve the right to withhold certificates or documentation until invoices are settled in full.

8. Your Responsibilities

You agree to:

  • Provide accurate and complete information when requesting a quote or booking a service.
  • Ensure safe access to the property at the agreed appointment time.
  • Provide any existing documentation or certificates requested to complete compliance work.
  • Notify us of any changes to the property or occupancy that may affect compliance requirements.

9. Limitation of Liability

To the fullest extent permitted by law, ADSJ Property Compliance shall not be liable for any indirect, incidental or consequential loss arising from the use of our website or services. Our total liability for any claim shall not exceed the amount paid by you for the specific service giving rise to the claim.

10. Cancellations and Refunds

You may cancel a booking up to 24 hours before the scheduled appointment at no charge. Cancellations within 24 hours may incur a call-out fee. Services already completed, including lodged EPC certificates and submitted applications, are non-refundable. Refunds for unused services will be assessed on a case-by-case basis.

11. Website Use

You may use this website for lawful purposes only. You must not misuse the website by introducing viruses, attempting unauthorised access, or using the content in a way that infringes our intellectual property rights. All content on this website, including text, images and logos, is the property of ADSJ Property Compliance unless otherwise stated.

12. Third-Party Links

Our website may contain links to third-party websites, including regulatory bodies and local authorities. We are not responsible for the content or practices of these external sites and accept no liability for their use.

13. Changes to These Terms

14. Governing Law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the courts of England and Wales.
